Bayway Village is a permanent resident re-locatable / manuafactured home village that offers great community style living with experienced managers and staff living on site for your peace of mind.

Bayway Village Sites

Bayway Village is located on 25 ha having over 470 sites with 780 residents. Being one of the largest permanent residential villages in New South Wales provides additional long term peace of mind.

Residents own their re-locatable or manufactured home and rent the site under an approved Residential Site Agreement.

Buying Existing or Building New?

New Homes

New Homes at Bayway Village are provided exclusively through Hunter Valley Manufactured Homes who are the local agent for well known builder Universal Homes. You select the floor plan that best suits your requirements then choose the additional features and colour schemes to make your new home that special place to be.

Display Homes are available for inspection and purchase.

Existing Homes

Existing homes can be purchased through our sales office "Bayway Sales", local real estate agents or the owners themselves. Prices will depend on the age, size and condition of the home.

Residential Site Agreement

Residents at Bayway Village occupy the site using an approved Residential Site Agreement issued by the Caravan and Camping Industry Association.

This clearly sets out the terms and conditions that both residents and owners must abide by.

The Residential Parks Act and Regulations governs the rights and responsibility of all parties and should a dispute arise then the Consumer Traders and Tenancy Tribunal will determine the matter if the parties cannot agree on a satisfactory outcome.

The Village Rules form part of the terms of the Agreement.

On-site management

The Village owners have employed a husband and wife team who have many years of experience within the hospitality and related industries. They are responsible for the day to day operation of the Village, supervison of staff and are there to assist residents where necessary.

The managers and staff live on site, ensuring that there is always someone available to assist should the need arise.

Ownership

Bayway Village was purchased by the Abacus Property Group in February 2008. Abacus was listed on the Australian Stock Exchange in 2002 and has grown steadily since this time.
